Moving from Washington to Arizona?
What to compare before moving from Washington to Arizona.
Arizona has a lower overall statewide price level than Washington, according to the U.S. Bureau of Economic Analysis’s 2024 regional price parity data. But that doesn’t mean every Washington household will spend less after moving.
Your actual costs depend on the cities, neighborhoods, and homes you’re comparing—and how your income and lifestyle might change.
I grew up in Longview, Washington, and moved to Arizona in 2006 to attend Arizona State University. Now, as a Scottsdale Realtor with Compass, I help Pacific Northwest buyers evaluate what a move to the Scottsdale and Phoenix area could look like.
Here’s where I recommend starting.
Compare Your Current City With Your Target Neighborhood
“Washington versus Arizona” is a useful starting question, but it’s too broad to build a moving budget around.
A homeowner leaving Seattle may have a different experience than someone moving from Longview, Vancouver, or Spokane. The same applies to Arizona: compare actual homes in the neighborhoods you’re considering.
Start with similar properties. Look at square footage, condition, lot size, garage space, and the features you want. If you’re hoping to add a pool, more space, or a newer home, include those changes in the comparison.
The goal is to understand what your preferred home and lifestyle will cost.
Look Beyond the Home’s Purchase Price
A lower purchase price doesn’t automatically produce a lower monthly housing expense. Your down payment, mortgage rate, taxes, insurance, and HOA fees all affect the payment.
Compare these items for each home:
- Mortgage principal and interest
- Property taxes
- Homeowners insurance
- HOA dues and any known assessments
- Electricity, water, and other utilities
- Routine maintenance and anticipated repairs
- Pool and landscaping services, if applicable
If you’re selling a Washington home and buying in Arizona, include selling expenses, moving costs, and any period when you might carry both properties.
Understand the State Income Tax Difference
One important distinction: Washington does not currently impose a general individual income tax on wages, while Arizona’s published individual income tax rate is 2.5% of Arizona taxable income.
That means moving to Arizona could add a state income tax expense even if other costs decrease. Your taxable income is not necessarily the same as your salary.
Before moving, ask your tax professional how residency, employment, retirement income, or business ownership could affect your situation. If you’ll work remotely, confirm the arrangement with your employer, too.
Budget for the Arizona Home You’re Buying
When comparing utility expenses, ask for the property’s available billing history instead of relying only on a statewide average.
Home size, insulation, windows, thermostat settings, and HVAC condition can all affect cooling costs. If you’re buying a home with a pool, consider its service, electricity, water, and repair needs.
During the home search and inspection process, I help buyers identify questions to ask about these systems so they can make a more informed decision.
Include the Cost of Staying Connected to the Northwest
Your relocation budget should reflect the life you want after moving.
Will you fly back to Washington regularly? Keep a second home? Spend part of the summer elsewhere? Host visiting friends and family?
Flights, pet care, temporary accommodations, and additional home maintenance can affect the comparison. Including those expenses upfront gives you a more realistic picture.
How I Help Pacific Northwest Buyers Relocate
Buying from out of state takes coordination, especially when you can’t visit every property in person.
I help buyers narrow their search, compare Scottsdale and Phoenix neighborhoods, evaluate pricing, and coordinate showings around their travel plans. When appropriate, we can use video walkthroughs to explore options before an in-person visit.
Once you’re under contract, I guide you through inspections, negotiations, deadlines, and closing while coordinating with your lender and title company.
My Washington background gives me a personal connection to the move. My role as your Realtor is to help you evaluate the homes, costs, and practical decisions involved.
Is Moving From Washington to Arizona More Affordable for You?
The answer comes from comparing your current expenses with a realistic Arizona budget.
Before deciding, choose a few target neighborhoods, review homes that fit your priorities, and estimate the full cost of ownership. That will tell you more than a broad cost-of-living headline.
